JUNE 2019 SUMMARY

June 2019 was a quiet month for the number of house sales on the Kapiti Coast. Only 39 properties were sold during June which was down from 104 in May 2019. This is common as homeowners are less likely to list their home during the winter period. In fact, the number of properties on the market during winter drops significantly with only 157 current listings at the time of this recording. Compare this number to what we saw earlier in the year, 300+ and it’s easy to see why the number of sales is down.

We expect this number of sales to pickup as homeowners get their house ready to sell during Spring. Often homeowners are told to not list their home during winter because the lack of buyers, however we believe this is wrong. There is still a large number of buyers during winter, and with less houses for sale it could be a great time to list your property, especially if your home really shines during winter. If your home is fully insulated, double glazed, warm and cosy, then it can really stand out when potential buyers come through on winter Open Home days. If you’ve got a wood fire, even better. Imagine that crackling away on a Sunday Open Home while your guests walk through your home!

Median days to sell during June 2019 was 39, up slightly from 35 in May 2019. However, the most telling statistics is the median sale price for Kapiti during June 2019 – $600,000. This is down only by $2,000 the previous month. What this tells us is the housing market remains steady through winter with sellers still achieving some great results.

Lastly, if you are thinking of selling and want to hold off until Spring, that’s all good. Just make sure you get your house looking the best it can be as your house will be up against much more competition as more houses come onto the market during Spring.
